Should I make repairs before listing the house?
you may want to consider making some repairs before putting your home on the market. Smaller, cosmetic repairs can be a good idea to make your home more marketable (and more valuable). On bigger, known issues, like a damaged roof or a broken AC unit, you have two options: make the repairs and foot the bill yourself, or adjust your price accordingly. Most buyers won’t pay top-dollar if they know there are big, expensive projects waiting in the wings.

There’s a chance your home won’t sell as quickly as you’d like. If this happens, your home might be overpriced for the market it’s in. If there’s something specific you don’t want included in the sale, make sure you bring it up during negotiations. You’ll need to note it in your sales contract.

What do I need to get pre-qualified/pre-approved to buy a home?
Know your credit is the first step to home purchase. You have three (3) credit scores -Equifax, Transunion, Experian. You have to credit qualify to purchase a home and the lenders have credit score requirement to obtain a loan. Credit scores represent less risk to the lender. The higher the score will most often result in a lower down payment requirement and better interest rate. Once your credit is ready you should seek a lender of your choice.

FICO Scores (a.k.a credit scores) are calculated based only on information in a consumer’s credit report maintained by the credit bureaus, Experian, Equifax and TransUnion which are general-purpose score models used to predict credit risk. The FICO Score uses a numerical range of 300 to 850, where higher scores indicate lower credit risk.

2-months of pay check stubs, last 2 years of taxes with W-2s, 2 months of bank statements. If you are self employed you should have 3 years of back taxes with lost and profit sheets and 1099s.

Upfront cost you should prepare for are:

When you find a home and enter into a purchase contract, the seller may withdraw the house from the market. Earnest money, or good faith deposit, is a sum of money you put down to demonstrate your seriousness about buying a home.
In most states, earnest money acts as a deposit on the property you're contracted to buy, and is credited towards your final closing cost fees at Act of Sale.

Homebuyers can negotiate and even ask the seller to cover all closing costs, although every transaction between buyer and seller are different and guidelines vary by loan type. Closing costs are generally 2% to 6% of your purchase price.

A Buyer(s)’ Agent will act as a guide to help you find the right property for you, negotiate for a fair price, and smooth out any difficulties in the buying process.
Furthermore, they provide you with a series of fiduciary duties to ensure that your best interests are always protected.
Unfortunately, some uneducated buyers think that going directly to the listing agent gives them a leg up and an automatic discount on the asking price – Wrong!
